How We Turn Apartment Buildings Into Monthly Paychecks

Our Investment Rules

Rule #1: Property must generate positive cash flow immediately. No exceptions.

Rule #2: Never pay more than 75% of what the building is worth. Built-in profit from day one.

Rule #3: Property must be in a growing area with multiple employers. No one-company towns.

Rule #4: Building must have at least 20 units. Smaller properties don't make economic sense.

The Numbers That Matter

Cash Flow: After all expenses and mortgage payments, does the building generate monthly profit?

Cap Rate: How much annual profit does the building generate compared to its cost?

Debt Coverage: Does the building generate enough income to easily cover mortgage payments?

If a property doesn't meet all three criteria, we pass. No matter how good the location or how pretty the building.

Our Timeline

Months 1-6: Fix any problems, improve management, stabilize occupancy Months 7-24: Renovate units, increase rents to market rates Years 3-5/7: Maintain high performance, plan exit strategy

Your Monthly Income

Most of our investors start receiving monthly income within 60 days of investing. The amount depends on:

  • How much you invest
  • The performance of the specific property
  • Current market rental rates

Typical returns: 8-12% annual cash flow, paid monthly.

Property Size

Ratios and Exit

Targeting 7–8% cash-on-cash returns in primary markets and 8–10% in emerging markets with a 1.5+ debt coverage ratio.

Investment Duration

Holding assets for 3–7 years to balance returns and stability.
